Manage 23 design associates to produce residential floor system designs using iLevel engineered wood products. Customers included DR Horton, K Hovnanian Homes, Ryland Homes, Trendmaker Homes, Standard Pacific Homes, MHI and many others. Laid off due to third reorganization resulting from industry downturn.
SABBATICAL / FAMILY LEAVE. August 2007 to November, 2008. Our second and final child arrived November, 2008. Now I am actively looking for opportunity in the bottoming (we hope) housing industry. Used this time to set up the structure for my real estate brokerage company East Dallas Real Estate Advisors and building company Bbig LLC.

Project Manger, Equity Partnership Projects
Plan, acquire and execute condominium conversions in Santa Monica, CA utilizing the provisions of the Tenant Ownership Rights Charter Amendment first and then State subdivsion regulations. Company sold fee-for-service project contracts, brokerage services and joint ventures. We completed entitlements and bulk-sold five equity projects and acquired three new buildings for conversion and undertook a dozen new fee-for-service contracts. As equity partners, we converted and completed major rehabilitation or 5 buildings / 92 units. During the same period our service operation generated additional income of over $3 million. Company employed nine staff members and two principals.
Responsibilities. Plan and control Company and project budgets; oversee administrative, accounting and payroll functions; negotiate project and Company financing; supervise accounting and job cost functions, and coordinate tax matters; engage and coordinate professionals and contractors for rehabilitation work; coordinate project acquisitions and sales; prepare reports and corporate minutes for partners.
The Company was ultimately dissolved and its assets merged into other businesses controlled by each owner.
